I put off selling my Victorian five plex thinking the process of showing the apartments to prospective buyers and dealing with inspections and delays would drive away my good tenants. Julie helped me establish a reasonable reserve price and we put together a schedule for open houses.

The tenants were informed of the process and new leases were signed to keep their rents stable for a year after the sale. Their goodwill and cooperation were vital to the process so Julie made sure the open houses went smoothly with no security concerns.

The advertising was well done and included a banner over the porch during the art fair. Several serious buyers were on site and others were set up for cell phone and online access to the live auction. The auctioneer was great and allowed plenty of time to get the price as high as it was going to go. I was able to get my reserve price and closed within 30 days.

The buyer was a first time investor with many questions and concerns which Julie was able to either address or refer to me to get all the loose ends tied up.

My auction was February 18, 2006 and my closing is today March 3, 2006 and I am on schedule
